If you have to ask yourself the question then I would suggest, somewhere down the line, after the novelty's worn off, your going to regret buying.
Its something ingrained with me, I NEEDED to own/care for my woodland.
I wouldn't spend 50k unless I was damn sure about it.
Basically woodland is a luxury item to own as for the majority of time you own it your not even there !!!!.

Oldclaypaws has said it all. Plus the real feeling that you are making a real difference, at least if your woodland was very badly neglected and misused before you took over. The free logs are really very good too.

Being able to care for a piece of land and do your best to ensure that it is managed sustainably and that habitats thrive. This is in itself the greatest reward possible.

What do you have to lose?

Price of land isn't going to suddenly decrease, so it's more likely to be investment, and at worse you'll just be able to resell it, if you decide it's not for you.

Go for it, I'd say.

Personally I would love 50k to spend, and would probably get myself a new quad bike, and even a small tractor for the farm, but both would lose value as soon as their tires got dirty!

Good luck ratcatcher, take your time, look around, try to experience what it would be like to be in ownership of a woodland and hopefully you'll be happy with your decision, whatever it maybe.

cuckoos catkins cherries dragonflies dormouse

goldcrest hawthorn hazelnuts hedgehogs honeysuckle
holly berries hedgerows insects ladybirds larks
liverworts longtail tits jays mice moles moss
moths nuthatch night sky nuts owls plums
pheasants pigeons poppies peace and quite
raspberries redcurrants roses robins root sculptures
seeds stoats snails shrews spiders starlings the seasons
