Should close distance be a priority when buying

Theres this one coming up for auction shortly which is 19 minutes away from Ilkley, 15 acres of deciduous bordering a reservoir, sounds pleasant. Estimate of £20k sounds ludicrously low to attract interest, but you never know..... Good excuse for a drive out and wander round, its always fun exploring woods for sale and it gives you a good feel for whats available.

What are the trees?

You can tell looking from Google Maps satellite they are mixed deciduous. Conifers always look small, regular, and dark green. These are 'fluffy', various sizes, some in flower and numerous different shades of green- deciduous, and some big ones too. Probably on a slope as it holds a reservoir, but provided its not crawling with ramblers sounds rather nice, overlooking the water (apart from the midges).
