Swapping woodland.

This is a follow-on from whether you really need a solicitor to purchase woodland because it cost £500+ to purchase our wood last year and now unfortunately it looks like we will be moving to Scotland in the future and wondered whether it was possible to "exchange" land without having to go through the whole selling and re-purchasing.

Has anyone done this?

If the value of both properties is less than £240,000 and both properties were of similar value - such that neither of you were making a material profit beyond your capital gains tax allowance - then if both properties are registered (i.e. have Land Regisrty certificates as opposed to being held on Deeds) it's very easy.


You just contact the relevant Land regisrty who will send you the forms to change names and addresses.


My brother swapped some land just over a year ago - it took about 8 weeks and, I think, cost something like £40.


"...unfortunatey it looks like we will be moving to Scotland in the future.." there are worse fates than that!
